Designed to be at home in Manhattan’s NoHo Historic District, 20 Great Jones is an instant landmark.
The design for this luxury residential project was prepared at the request of MAG Partners for the prominent site long occupied by a parking lot at 375 Lafayette Street at the corner of Great Jones. Spanning 16 floors above ground level retail and totaling 290,000 square feet, SHoP envisioned the project to comprise 199 rental units, among which 50 are planned to be offered at below-market rates. The massing strategy, stepping back at the corners to shape a more slender tower top while providing several garden terraces, carefully balances buildable area within the scale of its surroundings. The design showcases SHoP’s characteristic detailed and strategic attention to the facade, taking inspiration from the bold architecture of the landmarked neighborhood, in particular the nearby Bayard-Condict Building—a terracotta masterpiece and the only design by Louis Sullivan ever completed in New York City. Like previous SHoP projects, such as 111 West 57th Street, 20 Great Jones is grounded in and celebrates the long, creative history of that once-ubiquitous but only recently rediscovered material, one that has done so much to define the look and feel of Manhattan at its best.
